Holiday rental management company in Malaga or do it yourself?
The real tasks and hours behind a holiday rental, typical management fees in Malaga, what to ask before signing and how Nordik works with property owners.
Nordik Team · Updated onA holiday rental management company in Malaga typically charges 15–25% of income for full-service management, with 20% the most common figure; marketing-only services (listings, pricing and guest messages) cost around 10–12%. Managing it yourself saves you that fee, but an active holiday rental takes roughly 10 to 15 hours a week and means being on call for problems at any hour. The decision depends on your time, whether you live nearby and how much you value peace of mind.
At Nordik we've been managing holiday rentals in Malaga and on the Costa del Sol since 2019. This guide sums up what we explain to owners at our first meeting, including the questions you should ask us and any other management company.
What self-managing a holiday rental really involves
A rough estimate for a high-occupancy two-bedroom apartment in Malaga city. Hours vary a lot depending on your experience, your tools and whether you outsource the cleaning.
| Task | Frequency | Approx. hours per week |
|---|---|---|
| Listings, photos and pricing across several platforms | Daily or weekly | 1–3 |
| Guest messages before, during and after the stay | Daily, including evenings and weekends | 3–5 |
| Check-ins, keys or access codes | Every booking | 1–3 |
| Coordinating cleaning, laundry and restocking | Every checkout | 2–3 |
| Incidents and maintenance (breakdowns, noise, forgotten items) | Unpredictable | 1–3 |
| Reporting guests to SES.HOSPEDAJES | Every booking, within 24 h | 0.5–1 |
| Reviews, invoicing, tax and regulatory compliance | Weekly and quarterly | 1–2 |
| Total | 10–15 h (plus on-call time) |
What the table doesn't show is availability: a guest who can't find the front door at 2 am or a water leak on a Sunday won't wait until Monday.
How much a holiday rental management company in Malaga charges
Fees aren't always published, but industry guides from management companies and software providers paint fairly consistent ranges:
| Model | What's usually included | Typical fee |
|---|---|---|
| Marketing only | Listings, dynamic pricing, messages and bookings | Approx. 10–12% |
| Full-service management | All of the above, plus check-ins, cleaning, maintenance, guest registration and reporting | 15–25%, 20% most common |
| Premium services or unique properties | Full service with extras | Can exceed 25% |
The percentage alone doesn't tell you much. 18% of net income with cleaning, laundry and photos charged separately can cost more than 22% of gross with everything included. That's why you need to compare using specific questions.
What to ask a holiday rental management company
- What is the fee calculated on? Gross booking revenue, net of platform commissions (Airbnb charges hosts using management software 15.5%), with or without the cleaning fee?
- What's included and what's extra? Cleaning, laundry, consumables, professional photography, onboarding, smart lock, minor repairs.
- Is there a minimum term? What's the minimum period, the notice period to leave, and what happens to confirmed bookings if you go?
- What reports do you get and how often? Occupancy, income by channel, itemised costs, incidents, reviews. Can you see them in real time?
- Who does the cleaning? In-house team or subcontracted? Is there a check after every clean?
- How is pricing set? Dynamic pricing by season, events and lead time, or a fixed rate?
- How do they handle compliance? SES.HOSPEDAJES, registration number on listings, relations with the owners' community.
- When and how do you get paid? Payout date, which account the money goes into, and invoices.
- Can they give you references from other owners with properties similar to yours?

Marketing only or full service: what changes day to day
With a marketing-only service, the company publishes and optimises your listings, adjusts prices and replies to guests, but you (or someone you trust) still handle check-ins, cleaning, laundry, repairs and often guest registration. It's a reasonable option if you live in Malaga and have a reliable cleaner.
With full-service management, the company takes care of the whole physical and administrative operation, and your role is limited to reviewing reports, approving significant expenses and making decisions about your property. The difference in fees between the two models, around 8–10 percentage points, is really the price of your time and availability.
Management company or self-managing? When each makes sense
Self-managing makes sense if…
- You live in or very near Malaga and have flexible hours.
- You have a single property and want to learn the business.
- You can hand the cleaning to someone you trust.
- You keep up with the regulations and don't mind putting in the hours.
A full-service manager makes sense if…
- You live outside Malaga, or abroad, or work full time.
- You want steady income without being on call or taking late-night phone calls.
- You want to improve pricing, occupancy and reviews with professional tools.
- You'd rather someone else handled increasingly demanding compliance (we summarise it in Malaga holiday rental regulations).
Common mistakes when choosing a management company
- Choosing purely on the lowest percentage. If cleaning, laundry and every minor repair are then charged separately, the real cost shoots up.
- Not asking about occupancy and average rates for similar properties. A manager that can't show you data from comparable homes will struggle to justify its fee.
- Signing without seeing a sample report. Ask for a real (anonymised) one to check the level of detail you'll get.
- Forgetting about the neighbours. Since the 2025 reform of the Horizontal Property Law, owners' communities have more tools to restrict the activity; a manager who keeps on top of noise and house rules protects your investment.
- Not clarifying who answers to an inspection. The manager can handle the paperwork, but legal responsibility for the property stays with the owner.
What switching to a full-service manager looks like
Moving from self-managing to delegating usually goes through these stages:
- Initial assessment: a visit or video call, licence check and an income and cost estimate using data from similar properties.
- Set-up: checking the equipment required by the Andalusian decree, installing a smart lock, inventory and photography.
- Booking handover: confirmed bookings are honoured and check-ins coordinated so guests don't notice the change.
- First few months: fine-tuning pricing, reviews and calendar. It's normal for occupancy to take a few weeks to settle.
- Ongoing follow-up: regular reports and direct contact for decisions such as renovations or blocking dates for your own use.

FAQ
What is a normal fee for a holiday rental management company in Malaga?
For full-service management the market ranges roughly from 15% to 25% of income, with 20% the most common figure. If you only contract marketing (listings, pricing and messages), it's usually around 10–12%. Always compare the calculation basis and the extras, not just the percentage.
Is the management fee calculated on gross or net income?
It depends on the company and should be stated in the contract. Some apply the percentage to the total booking amount and others to the amount after deducting platform commissions or the cleaning fee. The difference can be several points, so ask for a worked example with a real booking before signing.
Can I leave a management company if I'm not happy?
Usually yes, but check the minimum term, notice period and what happens to bookings already confirmed. Industry guides consider an initial period of six to twelve months with exit by notice to be reasonable. Be wary of long contracts with no exit clause.
How much time does it take to manage a holiday rental yourself?
For a high-occupancy property, around 10 to 15 hours a week across messages, pricing, check-ins, cleaning, incidents, guest registration and paperwork, plus being reachable at any hour. Good tools and a trusted cleaner can cut that down, but it rarely disappears.
Does a management company handle guest registration and compliance?
With full-service management it should: reporting guest details to SES.HOSPEDAJES within 24 hours, showing the registration number on listings and looking after relations with the owners' community. Even so, legal responsibility for the property stays with the owner, so ask how they do it and what proof you get.
